Framingham: From America’s Largest Town to Small New England City

As of January 1, 2018, Framingham is officially the 14th largest city in the Bay State, behind Somerville and just ahead of Waltham. In conjunction with the reorganization, longtime educator Yvonne M. Spicer became the city’s first mayor on New Year’s Day.

The change comes with the hope that, with a more streamlined system of government, Framingham can more rapidly improve its infrastructure, further develop its housing stock, and win grants at the federal and state level.

Will the Change to a City Affect Framingham’s Housing Prices?

With a median home value of just under $390,000, rates the city’s housing market as “hot.” That means that the real estate website expects prices in Framingham to continue to rise. Even still, that figure puts the city’s average home at a much lower cost than similar units in neighboring communities like Southborough and Natick.

In fact, Framingham is one of the most diverse communities in Massachusetts — both in terms of population and housing. The city has a healthy mix of rental units, single family homes, and everything in between. It also boasts a high percentage of 40B-compliant (or certified affordable) homes.

So while prices in Framingham are on the rise, the city remains one of the area’s most affordable places to move.

Easy Access to Boston and Worcester

Conveniently situated on both Massachusetts Route 9 and Interstate 90, Framingham is the midpoint between Boston and Worcester. Both roads offer a short drive to either city. Additionally, the MBTA Commuter Rail offers an alternative to driving via its Framingham/Worcester line.

Framingham: Home is Where the Heart is (studied)

Since 1948 the town has been host to the Congress-commissioned “Framingham Heart Study.” Conducted by Boston University and other Boston-area health professionals, the Framingham Heart Study has produced well over 1,000 academic papers and is responsible for much of modern medicine’s understanding of the heart.

The study began with just over 5,000 participants in Framingham, and has grown ever since. The study examines the heart health of successive generations over time. Preventative care for heart disease, knowledge of the effects of smoking on the heart, and even the term “risk factor” can all be attributed to the Framingham Heart Study. So moving to Framingham, like moving to Boston, is always a great option for medical professionals.
